According to Florida Statute 627.7011, an insurance company cannot decline to provide or renew a homeowner’s policy strictly due to a roof being under 15 years old. Under Florida law, roof age is typically determined from the most recent date when 100 percent of the roof surface was constructed or replaced following the building code in force at that time. The legal protections regarding roof age also do not prohibit an insurer from making coverage choices based on other legitimate underwriting factors.
“For property owners, the largest error is believing the roof’s age tells the whole story,” Westfall said. “What truly counts is understanding the roof’s condition and having documentation to back it up. A professional roof inspection can determine its remaining useful life, record its state, and provide homeowners with better information when they talk to their insurance agent or carrier.”
