Within that group, 3,624 listings—representing 77.92%—have already dropped below their initial asking price.

What sets this metric apart from a typical inventory tally is that the issue with these older listings is not mainly about property condition. More than three-quarters of the homes in this category have undergone at least one price reduction and still haven’t sold, indicating that the problem stems from pricing that was too high at the time of listing rather than from defects uncovered later. A seller who has already lowered the price once and is still waiting shows both genuine motivation and a readiness to negotiate on terms.
The time these properties have lingered is considerable. Of the 4,651 listings, 2,066 have been available for more than 180 days, and 585 have surpassed an entire year. The single longest continuously active listing across the four counties is located in Orange County, where it has been on the market for 4,161 days. Each month that a listing remains unsold, the owner continues to shoulder property taxes, insurance, upkeep, and in most cases a mortgage—carrying costs that steadily work against the seller’s position rather than the buyer’s.
Orange County holds the largest portion of the group with 1,897 listings. Median figures across the counties are close enough to suggest a regional pattern rather than a localized one, with median days on market spanning from 151 to 174 days across the four counties.

Data covers only active residential listings, extracted from Stellar MLS via the Bridge RESO Web API and filtered to property type Residential, which omits land, commercial, and lease entries. Days on market is cumulative, meaning that if a listing is withdrawn and then relisted, its entire history is retained rather than reset. Osceola County falls outside the coverage area and is therefore excluded. Counts are updated weekly and reflect September 1, 2026.
