PLAYA DEL CARMEN, QUINTANA ROO, MEXICO, October 7, 2026 /EINPresswire.com/ — For decades, Playa del Carmen’s expansion centered on its historic core and Fifth Avenue. With that zone now mature, available land shrinking, and prices climbing, residential development is increasingly moving to other parts of the city.
The coastal strip north of Playa del Carmen, stretching from Punta Esmeralda to the Corasol and Mayakoba zones, is evolving from a row of hotels and scattered projects into a neighborhood with permanent residents, active commerce, and year-round vitality. The shift mirrors, though on a smaller scale and under different circumstances, how Miami’s Brickell went from a district of vacant offices to one of the city’s most desirable locations in twenty years.
This area offers direct access to downtown Playa del Carmen, Cancún, the international airport, and other regional destinations. Nearby anchors include Corasol, built around the Gran Coyote golf course by Nick Price, and Mayakoba, known for its upscale hospitality and El Camaleón, the Greg Norman-designed course that has hosted major global tournaments.
Industry figures from AMPI, Softec, and TINSA show Playa del Carmen’s premium residential segment has appreciated roughly 10% annually over the last ten years, with established downtown properties averaging about US$4,200 per square meter. Meanwhile, new inventory in the northern corridor remains priced below that threshold.
The clearest example of this trend is Distrito Xcalacoco Beach, developed by TM Real Estate Group, a Spanish firm founded in 1969 that has delivered more than 25,000 homes and operated hotels in the Riviera Maya for nearly two decades. The project involves 275 residences and a US$65 million investment. Phase one, comprising 89 homes, started handing over keys in August 2026, and its dining plaza is slated to open in October 2026—a step that brings added services and energy to the district. The company’s broader plan envisions around 1,000 homes over the long term.
With deliveries underway, the project can now be assessed on concrete results rather than promises alone. Its impact on the surrounding area is also becoming visible: new residents support local shops and services, generate steady economic activity, and lessen the reliance on tourism alone.
A residential community isn’t defined solely by the number of developments sold. It requires residents, businesses, transportation, public spaces, and daily amenities to truly take root. That shift is now emerging in Xcalacoco: completed housing and new commercial venues are attracting a broader mix of occupants—from second-home owners to longer-term families, remote workers, and investors eyeing medium- and long-term rentals. As keys are handed over, buyers can judge not just layouts and renderings but actual construction quality, shared spaces, and how the project fits into its environment.
