After years of sitting vacant, a prime stretch of Marietta Boulevard in Atlanta is finally poised for a major transformation. The Develop Fulton Board of Directors has taken a key step forward by approving a bond inducement resolution for Project GuildHouse, a proposed $107.6 million mixed-use development that will bring hundreds of new homes and commercial space to a long-underutilized property.

The mixed-use project transforms a long-vacant Atlanta property while infusing $12.4 million in community investments.
The development, slated for 2085 Marietta Boulevard, will include approximately 310 multifamily residences, 39 rental townhomes, and 7,200 square feet of retail and co-working space. Perhaps most significantly for the surrounding corridor, 15 percent of every residential unit type will be set aside as workforce housing for households earning up to 80 percent of the Area Median Income (AMI).

The scale of the investment is substantial: an estimated $107.6 million in capital investment, with a projected overall economic impact of roughly $419 million. The project is also expected to support approximately 623 jobs, including 23 permanent full-time positions and around 600 temporary construction jobs throughout the anticipated two-year building phase.
“This is about creating a development that contributes to the surrounding community and strengthens Fulton County’s long-term economic vitality,” said Develop Fulton Chairman Kwanza Hall. “The GuildHouse project represents the kind of comprehensive economic development that can create value well beyond the boundaries of a single property. As approved in the land use changes beginning as far back as 2022, this investment brings new housing choices, workforce housing, jobs and commercial activity while returning a long-underutilized property to productive use. The GuildHouse project also pairs significant private investment with meaningful commitments to infrastructure, environmental remediation, public spaces and neighborhood connectivity.”
Beyond the new buildings themselves, GuildHouse is expected to channel more than $12.4 million directly into the surrounding community. That includes environmental remediation of the previously contaminated site, infrastructure improvements, enhanced public spaces featuring a public art program, a $1 million pocket park, and other connectivity upgrades that will benefit the broader neighborhood.
The property’s history is rooted in industrial and commercial use, and the City of Atlanta approved land-use changes for the parcels at 2051, 2085, and 2095 Marietta Boulevard starting in 2022 to pave the way for residential and commercial development. The GuildHouse project represents the next phase of that vision, pairing new housing with neighborhood-serving retail and significant investment in the physical environment around the property.
Here’s a quick breakdown of the project’s key metrics:
· $107.6 million in total capital investment
· 349 multifamily residences and rental townhomes
· 15 percent of each residential unit type designated as workforce housing at 80 percent AMI
· 7,200 square feet of retail and co-working space
· Approximately 623 permanent and temporary construction jobs
· More than $12.4 million in direct community investments
· Environmental remediation of a previously contaminated property
· Infrastructure, public-space and neighborhood connectivity improvements
· Approximately $419 million in projected overall economic impact
Develop Fulton’s approval of the bond inducement resolution is an early milestone in the incentive process, signaling support as the project moves toward closing and construction. According to project leaders, the GuildHouse development is anticipated to close in the fourth quarter of 2026.
Why it matters: This project represents a significant bet on the revitalization of a corridor that has languished for years, and the workforce housing component addresses a critical need in one of Atlanta’s fastest-growing areas. If it closes as scheduled, it could serve as a model for how public-private partnerships can transform blighted properties into engines of economic activity and community benefit.
